Covid-19 Information for Landlords

With regards to the Government’s announcement of a slow return out of lockdown, we would like to make clear to you our plans over the next few months. If the changes are made from the Government, we will of course abide by them.

We have been working throughout the lockdown from our office & home. The current Government guidance for Letting Agents is that we can continue our full service which includes viewings of properties to let.

EPS SAFETY PROCEDURE

VIEWINGS + INSPECTIONS Current Government guidance allows letting agent to continue to arrange viewings.  (as per our tenancy agreement 24 hours’ notice must be given). There are strict restrictions on these, so we mostly carry out viewings by video link. When possible, we arrange a viewing at the property. All Inspections are carried out by video link, which we record and send copies to the Landlords.

KEEP RENTS FLOWING We strongly encourage our tenants to keep rents flowing – we also help and support them with recommendations of useful websites, for tenants.

INVENTORIES / CHECK-IN AND CHECK-OUT As long as the Inventory company can keep working, which they are and have been throughout this pandemic.  This is our main source to see the property’s condition and if any works may be needed. We will and must have a Check-in report and Check-out repot at all times.

GAS/ ELECTRIC/EPC LEGISLATION Due to legislation, the Gas, Elec and EPC must be renewed on the renewal dates – we will contact you to arrange a suitable time, if this applies to you.

MAINTENANCE EMERGENCY AND NON-EMERGENCY If there is a problem within the property, in particular anything to do with, Water, Electric, Gas. These may be deemed as an emergency call out, for which we are prepared to deal with. We have our sub-contractors ready for any emergencies. If it is not an emergency than we will use our usual procedure.
