What to pay

Holding Deposit 
To apply for a property, we require a holding deposit of one week’s rent. This will reserve the property while we conduct the necessary referencing and identity checks (which can take up to 15 days). 

Dilapidation Deposit
5 weeks’ rent is to be paid upon acceptance and is held in a government approved deposit scheme (TDS – Tenancy Deposit Scheme). This is returned at the end of the tenancy, less deductions (as outlined in the tenancy agreement).

First Month’s Rent 
Your first apportioned rent must be paid at least 2 weeks prior to your check-in date. If we have not received your first rental payment, we will not be able to confirm your check-in date.

Payment should be by Bank Transfer. 

If you withdraw your application or if the application is unsuccessful due to reference reasons you will forfeit the holding deposit. 

If you proceed with your tenancy agreement, the holding deposit is added to the dilapidation deposit.
Late payment will be charged £25.00 + VAT each time.
Costs incurred due to lost keys will be charged at £50 per call out.

Any amendment to a Tenancy Agreement while active – will be charged at £50 + VAT and is payable upon request of the amendment.

For any reason, if you vacate the property before the expiry of the fixed term. This will be an early surrender, you will still be liable to pay the rent and any costs associated with the property until a new tenancy is confirmed.

All of the above fees are subject to VAT at the standard rate.
